Are all titles really Freehold, so I will actually own the land and building?

Yes. You are purchasing a ‘Freehold’ or ‘Unit title’ residential property. (Freehold is also known as ‘Fee Simple’) In a Unit title situation where you share a building, you own a share in the land and building.

Can I walk to the beach from Kensington Park?

Yes. Orewa’s beautiful beach and the town centre is just a short stroll from Kensington Park. The Park is located at Orewa Beach, on the Hibiscus Coast, just 25 minutes drive north of Auckland city. Orewa Beach truly is a beautiful part of New Zealand.

Just 10% deposit secures the home of my choice?

Yes. Having selected your home, you will complete a Sale & Purchase Agreement and pay a deposit of 10% on signing. The cost of your investment is then settled and not subject to a price increment. You are not required to pay any progress payments whatsoever and the balance of the purchase price is payable on the settlement date when a Certificate of Title and Code of Compliance is in place.

So my deposit is protected?

Yes, it will be held in the vendors solicitors trust account and will not be released to the vendor until the home is completed and a separate title for the home is issued.

Who is the Developer of Kensington Park?

Kensington Park Holdings Limited is a New Zealand owned and managed company, and is committed to the creation of premier quality developments whilst ensuring a balance between sustainable environmental and social objectives. The company is part of the Southpark Corporation Group which started over 25 years ago. To date Southpark Corporation has successfully completed over 50 projects mainly for internationally recognised companies.

Are all the homes constructed of durable materials?

Yes. All of the homes will be built of long lasting material and with an emphasis on durability and weathertightness. You should refer to the building plans and specifications for the design of house you are interested in.

Why can’t I buy the land only?

Kensington Park has been master-planned as an integrated comprehensive community. The developer will carefully complete all the parklands and streetscapes in a very controlled manner. We are therefore only selling home and land packages.

What is the Residents' Association?

As an owner at Kensington Park you will automatically become a member of the Association (KPRA) for so long as you own a home within the development. It is an incorporated society registered under the Incorporated Societies Act 1908. The Residents' Association is governed by a written Constitution and provides a communal basis for preserving, maintaining, and enhancing homes and the development as a whole. The Constitution requires mutual obligations to be performed by the individual owner and the Association and ensures that the Association is run by the residents - for the residents.

 If I purchase a stand alone home, will I need to pay Body Corporate fees?

No. Only if you purchase a Freehold Unit Title on a joined property. The Body Corporate fee pays for building insurance on Townhouses and Apartments, as well as manages common maintenance. The fees are divided pro-rata to the homes in that Body Corporate.

Can I request a change to the design before the house is built?

There are no structural variations possible but some minor internal restructuring may be permitted. We have spent a considerable amount of time developing the unique design of the development. Each site has been allocated a particular house design to reflect and enhance the overall design theme.

How many homes are planned for within the new Master Plan?

The proposed Master Plan allows for a maximum of 690 homes in total, with a mix of 1-4 bedrooms.

Can I really keep my pets when I move into Kensington Park?

Yes, as long as they are controlled and meet the KPRA bylaws. Please read the bylaws for full details about how many and what types of pet are welcome at Kensington Park.

What other outgoings should I expect to pay on the house?

Local authority land and water rates, electricity and gas (if applicable), any other personal outgoings and the KPRA levies.

After I have signed an agreement, may I contact Kensington Park Holdings Ltd if I have any questions about the house or the development generally?

Yes. Kensington Park Holdings Ltd has a team which is based onsite and operate an open door policy. We would prefer you to raise any issues or questions as early as possible.

We love the overall architectural concept. Will it be retained throughout Kensington Park?

Yes. The Master Planned architectural concept will remain throughout the entire Park. At Kensington Park, everything to do with the development is carefully thought through, from the location of buildings, the architecture of every building, the quality of the streetscapes, the parks and reserves, the community facilities etc.

The entire aim is to build a strong community all Residents can be proud of. This contrasts with a standard subdivision where minimal controls exist.

Will further park areas be provided?

Yes. Further neighbourhood reserves/parks will be provided within Kensington Park, each with a purpose, ie relaxation or recreation. Pedestrian connectivity is focussed on throughout Kensington Park.

And all homes come with an alarm?

Yes. Each house will be provided with an alarm.

Why is ‘Fibre-optics’ so superior to standard broadband?

‘Fibre-optic cabling’ provides super-fast broadband delivered via fibre to your electronics. This new technology will gradually replace copper cables for delivery of telephone, data and video to homes. Fibre optic cables "future proof" our homes in being able to provide the bandwidth required for the delivery of speedy broadband internet services, modern new inexpensive telephone services (VOIP), and television and video programming. Our homes get New Zealands fastest broadband.
